You will definitely need an extension kit. The opener is designed for a standard 7ft. door and therefore the rail (and belt on it) is only long enough to raise a door 7ft. I have an 8ft door and only bought the extension for the additional 1 ft. You should probably contact Chamberlain to see if they offer an extension for a 12ft door. It might require a different type of opener.
